Once you confirm, we will contact the agent directly to arrange access. You do not need to coordinate anything.

Pat attends the property and carries out a thorough assessment of every accessible area.
Step 4: Pat calls you
After the report lands, Pat calls you personally to walk through the findings. What matters and what it means for your decision.
Step 5: Your report, same day
Your written report is delivered the same day as the inspection. Every finding is documented with photos.

A building inspection gives you a complete structural picture of any residential property. Whether you are buying, selling, or want to understand what maintenance lies ahead, Pat will give you an honest assessment of exactly what he finds.

Roof space, subfloor, walls, ceilings, and floors. We assess the overall integrity of the building and identify any movement, damage, or deterioration.

Roof covering, gutters, downpipes, cladding, and drainage. The areas most exposed to the elements and most likely to cause problems over time.

Bathrooms, laundries, and kitchens. We check for signs of water damage, inadequate waterproofing, and deterioration around fixtures.

New Construction Stage Inspections
New does not mean defect-free.
Independent research found that 74% of Victorian apartments built between 2008 and 2017 had defects. Issues found during the build, while your builder is still on site and still responsible, are far easier to resolve than those discovered after settlement.
Stage inspections put an independent set of eyes on the work at every critical point. If something is not right, you find out while there is still time to do something about it.

Before the slab is poured, Pat checks the excavation, formwork, and reinforcements. Getting this right is the foundation of everything that follows.

We assess the structural frame to make sure it aligns with plans and meets the required standard before anything is locked in behind it.

Internal fixtures and finishes including walls, cabinetry, and waterproofing. Issues here are far easier to address before the next stage begins.

This covers external cladding, roof covering, windows, and doors. The point at which the building is weathertight.

A full pre-handover inspection to identify any defects or workmanship issues before you take possession. This is your last opportunity to have problems resolved while the builder is still responsible.
